How much to pay a manager before getting rid of park owned homes

I am trying figure out how much to pay a manager for a 40 space park I am trying to buy. 20 of the lots have park owned homes. 100% of the homes/lots are occupied.

I want to sell off the remaining 20 homes to the existing tenants.

Currently the manager gets 8% of rent collected.

I want the tenants to mail in rent to me.

After I sell the park owned homes I plan only have a greeter that I pay free lot rent.

While I am selling off the homes - how much should I pay the manager?
