First Mobile Home - DIY Setup Help

Hello MHU,

Mine is an uncommon situation. I am downsizing from a nice house to a mobile home. Not due to financial reasons, but for investment purposes.

I purchased a 20 year old mobile home from a dealer in June. They refurbished the interior, but left the exterior alone. There is no rot, the home looks to be in great shape, though there is a some surface rust on the Steel Frame.

The big issue now is blocking and leveling. The dealer arranged a moving company to deliver and block and level the home on a community lot. Unfortunately, the moving company did not review the pit-set lot. When they arrived, they left the home incorrectly positioned, just sitting on the axles. See images.

I am contacting contractors who may pit set the home, but I am considering doing the block and leveling myself. I am a competent DIY person. I have changed a car engine by rolling it underneath a frame, by myself. I have done lots of research, in terms of HUD requirements, tools required, soil bearing load, and I feel fairy confident I can do this.

But for the life of me, I cannot find any online help on leveling the piers on sloped ground. The home lies on a slight decline, and I know that if I put a flat concrete footer on the ground, it would not be perfectly aligned with the mobile home frame. How can I level the pier itself? Grading soil? Would I have to dig? I would appreciate the help.

The lot does have a partial concrete slab, but it does not encompass the entire 16x80ft single wide. I wish I could add images, but new users cannot. The grade is not very steep, 3 degrees or so.

I do believe I have determined a solution. I can cut treated wood, the same wood used to fill the gaps between the pier cap and i-beam. I can cut the wood at an angle, and set the footer on top of the wood. I will need to keep it insulated from water using 6mil sheeting, and probably stake it as well, but this will work.

Kurtatron, this is a mobile home park investor forum, and I believe your questions is in relation to a mobile home. There may be more suitable forums in which to post your question.

You pour footers in the ground and level them then work off of them. The slope of the ground would not matter then as the footer is then level and you work your way up from there thus making the home level.
