Expansion Costs per lot

Hello,
I’m looking for some data points (anecdotes are fine) on per site costs if anybody has planned or done an expansion. I realize there are a lot of “what ifs” - but we’re just ballparking as some rundown residential property near one of my parks is available, and my engineer has drawn up a 25 site expansion to our existing property. So it would look like a loop of road, city water/sewer and prepping 25 sites. A couple years ago, somebody from the Westphal group had told me "around 30k per site for new development, assuming asphalt roads, modest amenities (in this case we would be adding nothing)…

Anyone have any forecast numbers they use for planning or actuals from recent expansion?

We’re doing a small 6 lot expansion. We are at $20k/pad to get engineering work and site work (level sites with stubbed utilities, no concrete). We’re at $15-20k for the concrete (HUD state). New homeowners will absorb those as a cost of buying.

I did have a company that does home sets and gc work for site development tell me they’ve seen 40k-50k per site, including concrete work…so not far off your marks

I work on expansion projects all across the country and costs vary depending on location, and by project. There are some items that will throw the costs out of whack, such as a new waste water treatment plant, new water wells and pump houses. But here are some data points for you:

39 lot expansion in western Michigan and the per lot cost is $18,100 (private water/city sewer)
65 lot expansion in western Iowa, $23,600/lot (city water and sewer)
60 lot expansion in north Texas, $30,000/lot (city water and sewer)
64 lot expansion in central Iowa, $18,500/lot (city water and sewer)
130 lot development in central Minnesota, $28,500/lot (city water and sewer)
65 lot development in western Colorado, $24,000/lot (city water and sewer)
45 lot expansion in Wyoming, $36,000/lot (65’ wide lots)

All in all, this is an excellent post and inquiry! @Clearwell_Engineering and others have provided some good info. I will agree that there are many variables.

We too looked into expanding on 1 of our current parks. Just wanted to add 3-5 pads. A major cost was regarding the water/sewer utilities. In our county there are utility impact fees (each is several grand, per pad) and then there’s the cost to run the lines off the main. The further from the main, the greater the cost. And that was just those utilities (not other infrastructure, or considerations)

For yours, you MAY be able to tie into the adjacent lot/pad for some utility lines. It just depends on the physics, land development and utility provider requirements, and other variables.
