Evicting PEP/Century 21 buyers for rules!?

Fellow investors,
Over the years, we’ve had a few PEP homes, resolved by successfully buying back home when buyer is willing.

In the scenario that you have a bad tenant (violations) that is successfully evicted, what are outcomes that everyone has experienced?

  1. How have you requested/forced PEP/21st to default loan so that it can be purchased back?
  2. Have you had success with constable serving writ to physically remove tenant, since the home must stay?
  3. Any tactics or creative ideas you have had to speed up an eviction/buy back in this scenario?
