Encroachment on Potential Park

I own one small mobile home community and am looking in to #2. There is a deal that has an issue with encroachment. A nice sized chunk of their land (a survey will need to be done but it seems this will be the case) appears to be taken by a business adjacent. They have some parking and other fenced in yard they are using for their business. They have probably been encroaching for many years… 15+. If survey is indeed correct… I’m wanting to know likelihood that land could be taken back to rightful owner… which could be me. I’m asking lawyers for a consult as obviously I’d need to get one. Any one had experience with this when buying a park?
