Due Diligence Discovers Unofficial Range

Hello All,

Still chugging through Due Diligence on my Upstate NY small MH&RV Park, when I found what can only be described as an unoffocial range uphill in the woods in the back of the property. It’s perpendicular to the MH & RVs, and has the proper berm & backstop with a clearing and trees behind it. As a competitive marksman myself, I can’t say anything seems unsafe about the setup, but it’s certainly unexpected, even in a deerhunting area.

I’ve asked the realtor/accountant about it, especially if it was just made by the manager, or if the owner knows about it. My primary question - and overwhelming concern - is one of liability. Has anybody seen something like this before? If so, what did you do?

Cheers,

B
