I have just started using this methodology through Relayfi.com banking. They have some tools/metrics to start with, but if you look at your historical operating expenses, you can start from there. Ideally, you will also have 5-10% going to profit (at least), and 10% to owner compensation, and then you can tweak from there. The main component is that something is automatically going to profit and you reduce expenses to ensure you meet that profit. To give a more specific example, on a multifamily we have it is 60% Opex, 10% owners compensation, 7% profit, and 23% taxes, repairs, capex. Hope this helps.
