Density and lot size

Good Morning all,

I’m looking at a park in Tucson and really like it so far. My concern is the density of homes and lot sizes. Using the measuring tool in Google Earth, it appears that the lot sizes are about 30’x60’ and there are 27 pads on about 1.8 acres. I know Frank’s rule of thumb is 7 spaces per acre and the bigger the lot the better in order to accommodate newer, larger homes in the future. Any tips on this? Thanks!

So I think 7 homes/acre is the “goal density”, but anything up to 13/acre should be acceptable according to the bootcamp. Can someone double check me on this?

You’re correct. Seven is ideal density but according to my Bootcamp manual you’re still good up to 15 per acre.

Keep an eye on fire code when you’re looking at density. This can cause big issues down the road if you have 15 pads per acre.

I suspect the property is a RV park. Have you visited the property? The park maybe very old and small mobile homes were used and are grandfathered in. Asking questions of the city might open a door for a new employee to do some nasty house cleaning. As a caution to buyers unless you are really wanting to buy a property be careful the people (city officials) you ask questions from since the seller could become in a difficult situation that in the past drew NO attention!!! Doing DD with a contract is the time to dig!!!

Has anybody seen/experienced a situation where a new park owner re-positioned homes to increase density as a value-add? Or does that not really happen because of things like fire code, city ordinances, etc.?
