Looking at the options out there it looks like Indiana does not have a dealers license requirement limit for selling homes in a park. I am looking at getting a few homes and selling them in my park. Since I am just starting on the idea I am looking for any info or thoughts on this.
I would recommend contacting the state manufacturing association to confirm the limits.
I’ve been doing biz in Indiana for 14 years. I think there is an old law on the books that you can sell up to 12 homes a year without a dealers license… It’s pretty common for park owners to sell a handful of homes a year without one. I wouldn’t waste your time becoming a dealer. Out of courisity, where are your parks?
My park is in Anderson, sweet deal but poorly managed for decades. I don’t intend to become a dealer I just want to find out what the actual law is regarding this. Some of the new home places require some sort of dealer license I believe so I just wanted to do my diligence before owing tons for fines by not knowing. Everything I am finding so far points to no dealers license for up to 11 homes but not finding anything concrete on this.
