Are there any creative ways to use stocks for down payment (exchange etc.) without selling and taking cap gain?
James,You cannot use securities for an exchange since it is not “like kind.” An exchange does not have to be a MHP, merely income producing property. The only thing that comes to mind is to borrow against the securities (margin) but the loan is subject to call if the value of the securities declines and therefore very high risk.Howard
