Contract to Close

Deal #2 I am hopeful to be securing here soon. Can I get some opinions on a couple things that are close to standard from this seasoned community?

  1. Earnest money 1%? Maybe 2% since we really want it?
  2. Due Diligence- 45 days?
  3. Do you add an option period/ due diligence amount like you do with residential?
  4. Closing- 90 days? Is that too much? This is not a large park. But there a couple quirks with it.
