what is the lot rents and how close to market rate are they?
$60-100 under market. It’s possible to push it more but its not a strategy I’ve ever felt comfortable with. It helps to be fair as you get rents to where they need to be. Typically, I do two rent increases in the first two years to bring it up to market.
