Coin operating laundry, outsource it?

I’ve got about 3 dryers 3 and washers. The seller tells me they pull about 90 bucks a month. I’m thinking these have to go as I don’t want to maintain or fix them. Do any of you park owners have your own laundry machines and make a bunch of extra cash on them?

I’m just going to throw it out there, making 90 dollars a month, is 3 dollars a day, your paying for water and power, as well as maintenance on the machines, you may make a profit, but how much are really going to make at 3 dollars a day.  Plus the added grief your manager may have because it stole my money, or it ruined my clothes, laundry mats inside a park feel like a no win situation to me.

There is no money in laundry rooms. The seller is correct about the $90 per month maybe. But then you have water, sewer, electric, gas - and your $90 is gone. That’s why we shut almost all of ours down. You’ll lose more than $90 a month in petty nonsense related to the laundry building.

Closed our first park and this seems to be our situation. The laundry brings in $200-$300 a month with an unknown expense ratio but it’s a headache and the sewer is backing up. A concern is, we have a number of small older homes that don’t have a washer or dryer hookup.

In a low-income park where some residents don’t have cars and the nearest laundry mat is 2 miles away, is this small loss a cost of doing business?

If not, whats the best course of action.

If these are POH then I would suggest a bus pass type offset for lot rent, otherwise TOH it’s their problem. Your long term goal should be to get those homes out of there, and hopefully there are other reasons to do so.

There is no money or demand to operate small coin op laundromats. :frowning:

There is negative money in smaller laundromats. Shut it down. Residents will have a friend or relative drive them to the laundromat in town.

I bought a property in Muskegon, MI 16 months ago with with 24 MH spaces plus 18 studio apartments. It came with a coin operated laundromat onsite with 3 washers/3 dryers. A company named “WASH Multifamily Laundry Systems” owns/maintains the machines and collects the money. I receive 50% of the gross proceeds every quarter (my net for 1st half of 2017 is $877.66). My time and energy involvement is “0” and my satisfaction is 100%. I haven’t run the numbers to determine what my water and electric bills are to provide the service, but even if it’s a break even my tenants get the benefit of the service.
