Clearing land for mobile homes

Hi, I’m invested in mobile parks in the Carolinas

Does anyone have tips if it’s worth buying a mobile park with a small number of homes on it and clearing land to put additional homes?

Does it make sense to invest in the land clearing, septic, water lines, and power???

Alot of market factors to consider but mostly likely not. Buy an existing park with empty spaces and an existing infrastructure.
