I have run into a couple of good opportunities from the perspective of valuation that when researched show Clean Water act violations since they are not on public utilities, relying on wells for water and treatment plant for sewer. These properties show several quarters of violations/non compliance. Some time the pollutant on the water is Nitrogen/Ammonia, which I think is related to nearby farms. How concerned should I be about these issues? Are they really expensive to fix? Any guidance will be appreciated.
