Is there any amount of time you have to wait to change rules and new lease contracts after a park changes owners?
Each State has their own Mobile Home and/or Landlord/Tenant regulations that spell out all the details for the operation in question. Most, if not all, I would think would have a Government web site that you can access for these regulations.

Texas
You can’t change a lease until it expires. Here in California and I guess most state would be pretty much the same, the state publishes a brochure on tenant/landlord law written from the tenant’s perspective to tell them what their rights are. As a landlord it gives you a pretty good general idea of what you have to do to stay out of trouble.
