Capital Expenditures

Is there a rule of thumb (ROT) for figuring capital expenditures for MHP? For instance, years ago, (before COVID-19) you would consider $250 per door for apartments. How much capex should we use when evaluating a MHP?

First question is, talking TOH or POH? Also, talking apartments vs MHs - expect more* capex by way of maintenance on those types of dwellings. Maintenance costs definitely go up even more so, if homes are older than 15-20 years in age. Lastly, need to look at how previous owner of the MHs kept up the property (deferred maintenance?).

I believe it may be hard to put a “dollar per door” amount on things, as there are multiple variables to consider
