CA Mobile Home problem!

I am new to the mobile home world and started doing research to find out how the mobile home buying process works here in CA. I want to start doing Lonnie Deals.

The first thing I found out is that instead of going to the DMV you go to the Department of Housing to get the title searched and transferred into your name. Not too big of a deal.

Next is that if you want to sell a home and finance it to a buyer I guess you have to get a loan drawn up at a brokerage. That costs about $5000! Has anyone heard of anything like this? It seems very strange to me.

And to top it off there is the SAFE Act. How does this affect doing Lonnie Deals?
