Buying for infill

Hello all,
I am looking at some parks that are needing infill and rehab. I am new and just wondering how things work. I know I need to become a dealer so when I move homes in I can sell them but when I buy are you buying from another local dealer or are you going to the factory as a dealer to get a better price? If from the factory how do you contact them. All I can find is local dealers info.

thanks
Ben

Hi, we recently bought a small park in NC. We went through the effort of becoming a dealer so that we can purchase directly from the factory. It took some poking around on the Internet and several phone calls to get to the right person who handed us off to the factory. It was well worth it. We are buying 5 new units at a very good price. Good luck
Laurie

Thanks for the feedback. I will keep looking to find a factory rep.
Ben

Hey Ben,

I’m a factory rep for Clayton Russellville in Alabama.
Let me know where you are located and I’ll try to point you in the right direction.

Hey doliver,

I just created an account on here to reply to you. We are in Huntsville and currently doing some small developments in North Alabama with manufactured homes for resale. Considering getting a dealers license since it seems pretty straight forward but first trying to figure out exactly out I get them from the source such as Clayton? Can we talk about it? My email is brandon@yellowhammerhomebuyers.com

We have a property management division that is solely focused on managing mobile home parks, we can offer you consulting services or property management services. We’ve been in the industry for over 21 years and we have plenty of experience in infilling parks and turning parks around. Our website is mfiparksales.com and you could reach me at 810-545-4085

Contact your state’s DOI. They’ll point you in the right direction for getting licensed. I’ll let you figure out if its worth the brain damage or not.

Your state’s local MHA should have a directory of all the manufacturers in your state and those that ship to your state. The list may not be all inclusive, but its likely a good start. If you’re on the east coast, email me. I have a developer division that sells to parks and developers. We charge invoice +5k/home. I can get a little more flexible with pricing on larger orders depending on manufacturer.
