Black Mold in Mobile Home – Should I Walk Away or Fix It?

I’m looking for some advice on a home purchase I’m considering. I found a 1996 2BR/2BA 16x70 mobile home for $10,000, and that price even includes delivery and setup into my park. It sounds like a fantastic deal, but there’s a catch: there are about 4 to 6 small patches of black mold, each about the size of a quarter, on the flooring under the carpet.

The dealer mentioned he’s planning to send samples to the local Health Department for analysis, but beyond that, he doesn’t seem to know much about the mold situation. His boss apparently just wants the home gone for cash.

Now, I’m trying to figure out if I should run from this deal or if this is something that’s manageable. Is black mold as scary as it sounds? Could I simply put down some Kilz and re-lay the carpet, or does it usually require more extensive treatment?

If anyone has dealt with black mold in a mobile home before, I’d love to hear your experience. I’ve also been looking into some resources on handling mold issues, like moldremovalmemphis.com, but I’m still not sure if I should take the risk with this purchase.

I see black mold under windows where resident has left them open and it rained. I toss carpets and spray straight bleach on it. I come back when its dry and use Kilz oil base over it to seal it in and move on.

Non issue. Just bleach it and Killz it. Sounds like a great deal just do your due diligence on everything else. Soft floors, roof, under hot water tank… everything can be fixed.

Every house in America has mold.

I would have it sampled, hire a professional to clean it up if it’s toxic mold, and have my crew clean it up if it’s regular household mold.
