Anyone with parks in Alabama that owner finance their homes? I have some questions about UCC filings and who is responsible for what during the financing term

  1. My attorney says to file a UCC1 when they sign the promissory note. He also says to give the buyer a bill of sale when they sign it as well. Even if they haven’t paid off the home, is this correct?
  2. Do they need to get the homes registered in their name even if they haven’t paid it off?
  3. I also have paid for insurance on these homes, do I need to be billing back this cost? Should they get their own insurance?
