I just closed on my first park (thanks Frank and Dave!) and need to replace about 10 sets of stairs. I’d rather avoid building them out of wood as I don’t want to have to hire someone to make them from scratch or constantly maintain them. I’d like to find a set of stairs that comes either prebuilt or at least ready to assemble and that doesn’t have any more wood components than necessary. Anyone have a good source for stairs like this at a fair price?
Also, if anyone have any experience with metal framed stairs, are they strong enough to last? Some of the metal framed stairs I’ve seen look so light weight that I wonder if they’d be able to support the weight of a fridge as tenants move in and out.
Thanks in advance for the tips!
You can find concrete stairs used on Craigslist or Facebook all the time for 100-150 dollars. You may need to build a wooden handrail depending on city code.
@Robert1 , as per your post:
- “Anyone know good source for solid stairs at a fair price?”
Our Local, Mobile Home Supply Store carries pre-made, wood stairs (perhaps your Mobile Home Supply Store also carries these).
However, I did notice that you do not wood.
As you stated I would be concerned about the metal framed stairs in terms of sturdiness.
We have moved in a lot of Mobile Homes and we have selected to have a Local, Mobile Home Supply Store build on-site wooden stairs ($975 for both Front & Back Stairs).
These wooden stairs are built to code (Handrails) and the wooden stairs are super beefy (compared to the pre-made ones).
Even if the used Mobile Home has a set of stairs at the original location, we select to have wooden stairs built on-site.
One of the bigger insurance claims for falls are the stairs.
Thus, by supplying new, wooden stairs we help to reduce this area of liability.
We wish you the very best!

We have a local guy who builds them custom based on height and needs. Starting at $400 per stair ($800 per home). Pressure treated, no maintenance.
One of those costs a lot of people don’t think of, spending $8,000 to get 10 homes up to code!
