Have any of my new MHU friends here have had experience building a park from raw land, with success?
I am through all approvals for an expansion of one park and a new park. We close on the loan shortly and plan to break ground this year.

What state are you in and how much per lot are you expecting it to cost?

Michigan and probably in the most expensive part of the state to build. It is going to be around 30-35k per lot. There are so many variables in that number. Amenities, wastewater, benefit fees, the property we have... /lot is impossible to guess unless you speak with someone who built something similar very recently and in your area.
Design and legal fees alone were pretty big and that only gets you to the point where you can start getting bids for the actual work. By the time you have property, design and permitting, you are pretty much all in because the costs are already sunk. Unless you decide not to go forward and sell the designed park before it is built.
