Advice on purchase needed for 20 lot MHP

This Park in central Midwest is 20 lots , Private well and septic, well maintained gravel streets sets on 17 acres. Lots have no modern concrete pads to speak of and was built in 1969. 15 of the 20 lots are rented @165 per month which includes water and sewer/trash. No park owned units to date.
Park uses up 8 acres of 17 acres it sets on, the rest of 9 acres is farmed at 1600 per year. Water lines and tile sewer lines are easy accessible for repairs but are 49 years old.
Most lots have 100 amp service some have 200 amp (newer pedestals).
Average total park expense is 9- 10,000 per year at max- including taxes repairs,misc upgrades, mowing,snow removal trash ,water testing etc etc etc. We are offering 215,000 bank financing.
We are current tenants and sub lease 7 of the lots thru our rental business. We are very skilled in park management and service the owners in this capacity for 15 years.
