I am wondering a 5 acres land is enough for 34 single wide homes, while the homes are up to codes such as homes have to be 20’ apart, road have to be 20’ wide… Pleas advise. Thanks!
I have a 5 acre lot with 39 spaces on it, including a 2-car garage for storage. It complies with all codes. Hope this helps -
A good rule of thumb is that you can have 10 pads/acre. So 5 acres should be good for around 50 MHs. 20’ spacing, and 20’ roads are standard for 10 pads/acre.
But it sounds like you are considering building a MHP from scratch. Please see Frank’s article here about why you should never do that.
