When you are selling off ancillary structures, do you just sell the home, or do you do a minor lot split and seperate the land into its own parcel ? Do you charge them a land lease for the Stick Built Home ? Looking for input by anyone that has done this. I am located in Arizona.
I believe you really need to have it on its own parcel and each one should have its own access so its a clean break . Check on the utilities as well.
Check with your lender if you have one to make sure you can sell it. They may not allow you to sell the structure…
If it’s ahead of time , I would definitely incorporate individual release provisions in the loan if possible. It will be a pre determined values per structure and additionally , identify if payments will be recalculated on the reduced balance.
