On-Site Management Needed

When do you go with a full time on-site manager vs part-time vs someone who gets free lot rent and a small stipend?

I’m looking at a 300 pad park that has about 50 POHs and another 50 vacant pads. What would you do for on-site management in this situation?

I would budget for a full time manager on a park that size.

What would you consider a salary range for that type of position

This would likely be a full time position paying $30-$40k per year. You should also put together a bonus package for selling park owned homes as well. We generally give 2%-3% for a commission on home sales.
