I purchased my second park last week. My dog policy is anything under 20# and I have a $25 pet fee per month. There are 2 tenants that have larger dogs. My question is what do most of you do in this situation? Grandfather them in and any new pets must meet new policy?
I’d grandfather if they are not a dangerous breed and not a nuisance. Would be wise to check with your insurance provider to get their take. Additionally, I’d consider sending a copy of the rules to all tenants and a questionnaire about pets they have. I wouldn’t mention grandfathering a dog in but if they don’t claim they have the dog initially it gives you grounds to force the dog out if it becomes a nuisance.
Grandfather them and strictly enforce a policy to exclude any dogs that are noisy or cause any disturbances. If a tenant will not or can not control their dog they must go. My rules prevent tenants from leaving any dog outside unattended.
