Mobile Home Park+Home

Hi All,
I bought Mobile Home Park+Home as a package in Toledo, Ohio. These 2 have different addresses and parcel numbers(on property taxes). Now I am planning to sell the home but the Title Company told me that there is only one curb cut and road is driveway between the 2 parcels so need a “legal description re-written”. In this situation how to proceed? Do I need a surveyor? If yes, please suggest a surveyor in Toledo, Ohio.

Usually when you have two different 911 addresses you have two different parcels. The title company is probably trying to figure out if one, or both of the properties, need an easement depending on the location of the driveway.

Does your existing survey show you this location (please tell me you bought this MHP with a survey - please)? If so, then that should guide the decision. I have never seen a driveway create a need for a new legal description, unless they are requiring you to re-plat the property, which I would also question the necessity behind that.
