I have a friend that has been living in a mobile home in a park for 7 years. Apparently the owner of the trailer up and left 8 years ago. She paid the back taxes and has paid the property taxes for the last 7 years. There are rumors the park may be selling and she wants to get the property titled in her name. She has the proof she has paid the taxes for the last 8 years. how would she go about this? She has been paying the park rent as well.
MH title transfers are handled according to state laws, guidelines. So each can vary. Generally, you need something in writing to evidence a transfer of an MH. If you don’t have it, you can allege constructive ownership in court by evidencing occupancy and paid taxes, lot rent etc, but it will be up to the judge.
