I don’t want to mess up purchasing the wrong park. I am going to need to purchase a park that is several states away from where I live. I am willing to travel there and work hard but I can’t move there. Is building up a park that only has a 50-70% occupancy too difficult? What if the property has a positive cash flow at that vacancy? Should I consider purchasing a few small parks (maybe 15-20 spaces) over the next year or so or would it be better to purchase a bigger park of maybe 50 or more spaces? Can anyone offer me a punchlist of things that I can make sure a property has before proceeding? Also, I was looking in the Kentucky, Indiana, Tennessee and Missouri areas.
