Financing for small park

Hello,

I am looking at purchasing a park in Northern California, its is a small park at only 12 lots. The problem I am running into is financing the deal. The lenders that I have spoken with have pretty much told me the park is smaller then what they would finance with a commercial loan. I haven’t had any luck with local banks as of yet because none of them have loaned on a MHP before. The owner isn’t willing to finance either. Does anyone have any ideas on how to overcome this financing issue?
