Extended stay RV park

I am buying 2 acres of land that currently has 4 people leasing spots on it. 3 of them are RV’s and one is a mobile home. I plan on adding a lot more spots for RV’s but plan on being an extended stay RV park vs your traditional RV park. This is residential land ETJ outside city limits with no restrictions. It is likely to get annexed soon. Should I title this as an RV park or a Mobile home park? Or does it matter?

The county will classify it as something so you should figure out what their criteria is in advance to see if you care or not.

I would way rather have a MHP than an RV park.

Some jurisdictions will allow RV’s on MH lots, but not the other way around. Best to check with your Local MHP codes to be check which designation is in your best interest.
