Certificate of Origin vs Title

We just started a new dealership in one of our communities in Ohio and purchased several new TruMH homes. At this point we are not certain if we are going to sell the homes or put them in our rent credit program. Probably some of each. For those you doing similar programs are you holding on to the Certificate of Origin until you sell the home? If you keep the home as a rental do you turn in the certificate and get a title? At some point sales tax is supposed to be paid. How do you address that if you keep it as a rental?

Sales tax will not be assessed I think until you sell the home as you have a dealers license and it’s considered inventory. Property tax will be assessed as soon as the county or city tax assessor discovers the home is on the lot.

I would just hold the MCO until you sell it.
