Will I Be Able To Sell?

Mobile homes are a cash cow for now but I am concerned whether I will be able to cash out in the future. Where are we going to find the future opportunities for investment OR REPLACEMENTS with the severe decline in the number of new mobile homes presently being built?

If the new numbers stay low, then I am going to have to time my sell and it might be soon. There are fewer and fewer 80’s mobile homes and the 90’s are not too far behind them.

The days of being a mobile home investor may be numbered. I hope not.

What are you going to do?

Beach boy,

Can you elaborate in with more details on your current business model.

  • How do you acquire? Are you a cash buyer

  • Do you rent/sell/L/O/finance

  • Are you in parks or land

  • Or you 80s and newer only

  • Where are you located

  • Do you require agreements with park owners

  • What kinds of ROI are you targeting

Its might be easier to answer your question if we knew more. For example if you buy old SW for $2000 then yeah, you can probably cash out in the future no problem. If you buy new DW for $50k and try to sell for $80k, that may be a problem.

  • How do you acquire? Are you a cash buyer? Cash at present.

  • Do you rent/sell/L/O/finance? Rent.

  • Are you in parks or land? Land.

  • Or you 80s and newer only? 90s.

  • Where are you located? Alabama

  • Do you require agreements with park owners? N/A

  • What kinds of ROI are you targeting? >16%

The question that you didn’t ask is, “How do you expand if there are no more mobile homes?” That is the essence of my hastily prepared, poorly worded question.
