When to begin eviction

As I am trying to hire a management co. for my 1st MHP, I asked a few Mgt. co their insight regarding how they typically handled evictions.

One Mgt. co. told me that for tenants who own their own mobiles who get behind in lot rent, he waits until the balance approaches $3000 before evicting so that he has a better chance of taking possession of the mobile in lieu of the tenant facing an eviction and monatary judgement.

DOES THIS APPROACH MAKE ANY SENSE?

We have a very strict policy… NO PAY, NO STAY! No if, ands, or buts about it! You need to train the tenants from the get go! If you give them an inch, they will take a mile. I would start an eviction if the rent is not paid within the first month (timing will depend upon your state). If they do not pay rent by the 5th of the month, we serve them a 3 day notice. If they still do not pay… it is off to the eviction attorney!
