We are on a well so we have our own water system. If a tenant fails to properly winterize their pipes (insulate and heat tape) and the meter breaks (in our case the freeze plate in Metron meter), what do you charge your tenant for having to repair that meter?
We charge the cost to fix it and properly winterize it. We’ll replace the freeze plate (cheap) but then also heat tape and insulate the line properly (not as cheap) and bill back for the costs

What do you plug the heat tape into? Or how wire up? Do you have to enter the home?
All of our homes have outlets under the homes specifically for heat tape. We don’t have to enter the home for heat taping.
