Western pa park for sale

i have a park in western pa that we are thinking of selling. 63 sites, paved streets, city utilities, and 10 acres for expansion with a municipality that is more than willing to let us expand with more water and sewer taps. place stays over 95% full at all times. generates over 10k per month net. how should i price the park for sale? would there be any benefits to just holding and expanding further then filling and selling?

In pricing the park you need to consider that lenders are not as friendly as they were a year ago. Also depends upon how much owner financing you are willing to provide. Prepare some alternate price points and go from there.
