Unsellable Unit

Hello: Hope you folks don’t mind a question from a newbie: What would be the best course to follow in dealing with a tenant who is moving out, but can’t find a buyer for his home? This is a very old, very small unit that has some problems that might make it unsuitable for renovation or even habitation. The tenant bought it for $3K here in Ohio 15 years ago and has since always paid lot rent on time and has otherwise been a very good guy. But, now, he is anxious to be gone and since he can’t seem to sell it, may simply clean it out and walk away, leaving the title on the door. What recourse would there be if I don’t want the unit to remain in the park? Any thoughts?
