What is typical period for survival of reps and warranties for MHP? That is one pushback I am getting from my seller, he and the agent are saying 60 days is probably market for MHP. My attorney started at 2 years but that was more or less posturing. As FYI, there are POHs coming with the deal, but I basically built them in as $0 in the model, and will sell them to the tenants day one for basically the amount of one month’s rent for the home (rent - normal lot rent), thinking around $200 each.
