Self directed IRA owning homes

Has anyone considered buying homes in their self directed IRA and placing them in their own parks? Would this be considered self dealing even if the IRA never pays lot rent to the park (the resident wites one check for MH payment to the IRA and the other check for lot rent to the park). I posed this question to Equity Trust (a slef directed IRA custodain) and they referred me to an IRS regulation which I had already reviewed and doesn’t really clear up this issue. This is a grey area because the IRS could argue that the IRA is creating benefit to the IRA owner by indirectly generating lot rent (even though the IRA does not pay the lot rent).
