Researching MHP's

I am reviewing all of the articles on this site.It is nice to hear so many diff. situations as I am thinking about investing in my first MHP.I live in Indiana and would be up for my first purchase to be w/in the surrounding states.I want a land purchase only w/ lot rent .I already have a rental property here. I have prox.100k on hand. 1. I have seen diff. parks for sale by owner & was wondering what risks there are buying directly from owner/oppsosed to going directly to the bank ? 2.Does anyone know what the banks are looking for on cap rates? 3. What banks are availible for small MHP loans?
