Just a quick question,
Do you have your tenants lot rent include trash pickup or do you have lot rent and then trash pickup paid for on top of that by the tenant?
(ex. Lot rent + Trash = $300 or Lot Rent = $300 + Trash $20 = $320)

We seperate out all of the additional charges. either in bulk form, W/S/T or separated.
All fees are best charged separate and in addition to lot rent.
There are generally state specific regulations regarding rent and for this reason you are best to not include additional fees in the monthly rent for clarity purposes.
