There’s a lot more to conducting diligence than what you have described. But based on what you have found so far, it does not sound bad. But what is your current occupancy % and cap rate? Your population numbers are much higher than Rolf’s (Rolf, correct me if I’m wrong), so you would probably have a different experience than he’s had.
