I would charge landscaping to “grounds maintenance” and not to the house being sold. And if the customers aren’t willing to pay for the decks - make that optional on the next unit…you can have quality built steps built that will get you away from eyesore temporary steps on blocks for $300 or so.

Another thought Ralph, many times we get another resale opportunity with these homes…you may book a loss on it this go-round, and make it up later on.

Handling resales goes with MHP operations, it is more fun when you make money on the sale, As Brad points out, examine this deal,consider where it went awry; buying? transport? refurb? is your sales presentation strong? were your marketing efforts effective at bringing enough qualified buyers?
