That really depends on the infrastructure of the community. Each system needs to be checked and you will check the system differently depending on your state, the city code, county code and the state mobile home park act or code. In almost all communities you will own some of the utility lines, water, sewer, electric or gas. Even if you do not own the lines, you need to know how they operate, at what level they operate etc. If you have private water or sewer, then your into the types of systems and environmental due diligence.

So your number is a blend of travel, number of days there and also any other experts you need to look at systems.

Plumbers with a scope for the sewer, private water operators for well systems, electricians to determine load on private electric, environmental people for sewer systems, Phase 1, plus all the off site due diligence which is easily 20-40 hours for average sized parks. Figure your on site one day for sure, many times two days.

Most parks are eliminated during the off site due diligence, so your best starting there. That will guide you into what other experts you need…
