I am currently looking a purchasing a small park. After reading this forum and reading your books/manual, I have learned that it’s best not to have parked owned homes. The park I’m looking at are all park owned. What is the best way to handle these to become all resident owned. How do you handle renters that resist? Most of the homes are older. (1960’s and 70’s w/2 in the 90’s)
Also, the rents have not been raised in several years. The owner pays the water and the trash. I want to look at submetering as well to pass on that expense.
Any advice on any of these issues would be grateful.
