Previous owners leases valid? What to ask fo before putting park under contract?

If you buy a park that has several POHs with rental leases, do you have to honor the leases or can you break them as the new owner? I would want to sell or evict the current renters.

What expense data do you ask for before putting the park under contract? I would expect you want to do a little diligence with the park numbers before wasting any effort with signing a contract.
