I’m a relatively new MHP owner and I have seen varying numbers for this. I thought I would just ask the experts. what is a reasonable expectation for park operating expenses as a % of revenues. I’m sure there are variable such as how many rentals, etc.

Operating expenses usually run 35% - 45% for a MHP. Owners that pay trash, water and sewer are closer to the 45% expense ratio.

If the occupancy was really low this would throw off the expense ratios as the majority of these costs are fixed costs.
