I have a small mobile home park in escrow in South Dakota. I am buying it with seller financing, with 20% down. It is in a very strong rental market with excellent job growth.
The park is under-managed and has significant rental upside. Additionally, the owner currently pays the water, sewer and trash. These can be submetered and paid for by the tenants. Finally, I have identified and interviewed a great tenant to be the onsite manager.
In the course of my due diligence, I realized the park is too far from my home for me to effectively manage. Therefore, I would like to assign the property to another buyer.
